A new industrial property company brings together strategic properties and creates better conditions for long-term development, planned maintenance and attractive work environments.
Herenco AB is now establishing the property company Herenco Fastigheter (Herenco Real estate), bringing together strategic properties within the Herenco companies to create a clearer structure and a more coordinated, long-term and business-driven approach to property management.
The property portfolio comprises approximately 120,000 square metres and consists mainly of industrial properties, as well as premises for light industry, offices and warehousing. The initiative makes property matters more visible and gives them a clear strategic focus, while production and the companies’ core operations remain at the centre.
By bringing property matters together, we can become more efficient, care for significant assets, plan more strategically and create even better conditions for our businesses to develop.” – Anders Davidsson, CEO Herenco, incoming Chair of the Board of Herenco Fastigheter |
Properties are long-term assets and an important part of the conditions that enable the businesses to operate. Through Herenco Fastigheter, the ability to plan investments and maintenance over a longer period, coordinate priorities and act at the right time is strengthened. The ambition is to build on the work already being carried out in the businesses and create even better continuity in property-related matters. This means continuing to develop existing facilities and gradually adapting them to the needs of the businesses and employees.
Employees are one of the cornerstones of Herenco’s values, which makes the work environment a central part of the initiative. Through Herenco Fastigheter, the ability to ensure that the people and businesses using the properties every day have a motivating, safe and well-functioning environment is strengthened. This creates better conditions for taking a coordinated and long-term approach to areas such as production environments, staff areas, changing rooms, safety matters and regulatory requirements.
In this way, property management also becomes part of Herenco’s work to create safe, attractive and sustainable workplaces.
| “A stronger focus on the technical condition of the properties and maintenance planning ensures their long-term standard, function and value. Herenco Fastigheter can carry out construction projects and premises adaptations when the business has changing space requirements, and work together with the businesses to develop plans for the long-term development of the properties.”
– Simon Harrius, CEO Hamhus and incoming CEO of Herenco Fastigheter |
Herenco Fastigheter will serve as a support function for factory managers and other business leaders in property-related matters. Local operations will largely continue as before, while the new company contributes structure, planning and specialist expertise when needed. This frees up time and enables the businesses to maintain their focus on production, customers and commercial operations.
With its own property organisation, Herenco can manage property matters separately when this creates value for the businesses and for long-term ownership.
Through Herenco Fastigheter, Herenco is taking a clear next step in its active ownership: caring for significant assets, strengthening support for the businesses and creating strong long-term conditions for both people and business.
Within the Herenco sphere, there is also the real estate company Hamhus. Herenco Real Estate is a separate initiative, but the companies can strengthen one another through the sharing of expertise and knowledge. Hamhus owns a diverse portfolio of properties in Jönköping, with a primary focus on office buildings, valued at approximately SEK 1 billion.
